David Ayem
Managing Director
David started his property career with a small buy-to-let portfolio. This grew steadily, moving into renovations and as his knowledge and reputation grew, into large commercial and residential developments. Over the last 5 years, David has delivered 250 apartments and commercial units. He has developed a strong network in the industry and an excellent reputation across Liverpool for his exceptional due diligence and getting projects through to completion.
David’s attitude and work ethic is the reason he was the first choice for directing several flagship projects in Liverpool and the North West.
Today, he heads up Virtue Developments with a wealth of property and investment experience across retail, residential, leisure and finance sectors.

Mark Scanlon
Managing Director
Mark Scanlon also has an enviable reputation as a passionate Liverpool-based property developer. He has a proven track record in developing successful hospitality projects including bars and restaurants across the city centre. Each one of his ventures has been incredibly successful.
He was a driving force while at Exclusive Developments and brings that same energy and determination to Virtue Developments.
Mark believes that each development is an opportunity to improve the wellbeing and health of local people and he brings passion and a human-centred focus to the Virtue Developments team.

As a former MMA Fighter, Mark is driven to help support his hometown to become physically and mentally fit.
He is also co-founder of Awake Liverpool. Awake provides mental health support and promotes peace and well-being for adults and children through workshops and talks.
Mark’s vision is to improve the mental health of children in Liverpool and Awake provides free yoga and martial arts mindset sessions for kids.
Mark also works in schools through the I Am Project. This offers young people, Martial Arts training, mindfulness and mentoring.
His self-belief programmes are designed to empower young people to strive to be the best they can be.
